Flipping a House With a Shingle Roof? 3 Signs That Indicate You May Need to Replace It

So, you bought a house to flip and you're ready to get started on your new project. You've quoted out everything you need, including foundation repair, updating the kitchen and flooring, and any exterior costs. However, there's one thing you're sure you don't need to fix - the asphalt roofing tiles. But how can you be sure it's in good condition? There are a few warning signs that these roof shingles may need replacing.

Discoloration

The first thing to look for with these asphalt shingles is potential discoloration. This is one of the major telltale signs of roof damage. The typically black, standard shingles may start to look faded and grey. If they are discolored, it is a sign that water and sun have made their impact on the shingles. Asphalt is like any other material, and it will ware over time through exposure. This color change is a warning that there may be other underlying issues, such as leaks or loose shingles, which can become more serious problems in the long run. At the bare minimum, as a house flip, you'll want to have a roof with the best curb appeal possible, so the color on those shingles will be important for selling a healthy, sturdy house.

Losing Shingle

If your house flip is shedding shingles, you may have some roof issues. There are multiple reasons why a roof might be losing shingles, each necessitating a closer look at the roof. For one, you'll have to replace the damaged asphalt shingles at the bare minimum in order to sell the house. The better the quality of the roof, the better probability of a full offer. Missing shingles can also contribute to further roof damage and eventual leaks, so shoring these issues up quickly is a wise choice.

Leaks

Leaks are the bane of any homeowner's existence. If the roof on the house you're flipping begins to leak, you have a major problem. The best-case scenario is that the roof has just started leaking and you'll need to replace the shingles as soon as possible. The worst-case scenario is that this has been an ongoing problem and not only will you have to replace the shingles, there may be mold.
